We know design services are important for limited and select-service brands, especially those looking for a turnkey solution. That is why we provide interior design services for new builds and renovations making us a true all-inclusive resource for our clients.
We have a rich history of work with major hotel brands such as IHG, Hilton and Marriott. For their limited and select-service brands, we offer brand-approved FF&E packages that are truly turnkey. If customization is needed, however, we produce all the design documentation required to submit changes to the brand for review and approval. For our independent development projects, we can help create your brand standards.
PROJECT REVIEW
Successful projects start with a solid foundation which is why we first do a thorough line by line review of a client’s project. Whether a new build or renovation, we work to thoroughly understand their needs and requirements for the project, answering questions or adjusting where needed.
SCHEMATIC DESIGN
We review the project scope, timeline, and budget for achieving our client’s vision, establish the design intent and assist in developing goals and priorities for interior design. We then prepare design concepts including preliminary floor plans, proposed furniture layouts, recommended colors and materials and imagery or photographs of furnishings. Once approved, the design concept guides our decision-making regarding space planning, FF&E and finishes.
DESIGN DEVELOPMENT
We further develop the chosen design schematic bringing a client’s vision to reality, preparing design development drawings for areas in need. In this phase we select and/or design all furnishings and fixtures including lamps and decorative lighting, floor finishes, wall finishes, window treatments, furniture, fabrics and accessories. These drawings and specifications allow our team to begin preliminary pricing and provide the contractor with the information they need to complete the project.
FF&E SPECIFICATIONS & DRAWINGS
We provide a complete set of FF&E specifications with detailed information on approved FF&E selections to assist in our bidding and procurement process. We also prepare an FF&E installation package including a matrix of room types for the property.
FABRIC, FINISH & SHOP DRAWING SUBMITTALS
During this phase, we review shop drawings and material samples to make sure that everything is manufactured according to the design intent and in compliance with brand and/or industry standards.
PROJECT MANAGEMENT & INSTALLATION
Leading up to installation, we make visits to the property, attend construction meetings or routine coordinating calls and review manufactures’ shop drawings and samples as quality control. We also manage the important final phase to ensure on time deliveries and installation accuracy. Lastly, we provide one final punch list to aid in the final close out of the project.
